If you bought your Connecticut home before 2020 and you keep seeing headlines about houses selling over asking, you have probably wondered one thing. Does that actually apply to my house, or is it just noise? Here is the honest answer, with real Connecticut numbers, in about three minutes.
Above asking is still the norm here, not the exception
This is not a leftover 2021 story. In May 2026, 57 percent of Connecticut homes sold above their list price, according to Redfin, up 2.1 points from a year earlier. In Hartford County, that figure climbs to about 66 percent, the highest in the country, according to Zillow. Read that again. In parts of our state, roughly two out of three homes are closing for more than the seller asked.
That is not something you see in a soft market. That is competition.
Why it is happening
It comes down to a simple imbalance. There are not enough homes for sale, and there are plenty of motivated buyers.
Inventory is exceptionally tight. In fact, Zillow named Hartford County the number one hottest housing market in America for 2026, pointing to a for-sale supply that sits well below pre-pandemic levels. When there is that little to choose from, buyers move fast and they compete. The typical Connecticut home now goes under contract in about eight days (Zillow, June 2026).
Demand is strong for a reason. The typical Connecticut home value is up 4.9 percent over the past year to about $455,000 (Zillow, June 2026), and median sale prices are up closer to 8 percent (Redfin). Values are climbing, buyers are competing, and inventory is tight. That is the recipe for above asking offers.
It is not the same in every county
Here is where a lot of national coverage gets Connecticut wrong. The four counties I serve are not one market.
Fairfield County is seeing the fastest price growth in the state right now, with towns like Darien and Greenwich posting double digit year over year jumps in sale price (Redfin, May 2026). Hartford County is the hottest by demand, and the one leading the above asking numbers. Litchfield and New Haven counties are strong and steady, with solid value and a little more breathing room for buyers. Your town, your price point, and your home’s condition all change the story.
That is exactly why a statewide average tells you very little about your specific house.
What this means if you are thinking of selling
The temptation in a market like this is to assume any price will fly. It will not. Above asking happens when a home is priced right and presented well, so buyers feel confident competing for it. Overprice it out of the gate and you can still sit, even now, while a well priced neighbor down the road collects multiple offers.
