What Time To Own actually is

Time To Own is a forgivable down payment assistance loan from the Connecticut Housing Finance Authority (CHFA). Here is the shape of it.

The program offers up to $50,000 for homes in areas the state designates as High or Very High Opportunity, and up to $25,000 everywhere else, with a $3,000 minimum. It carries 0% interest and no monthly payment. It can cover up to a 20% down payment plus up to 5% of your closing costs.

And this is the part that makes people sit up: it is forgivable. Ten percent of the balance is wiped out each year on the anniversary of your closing. Stay in the home ten years and the entire loan is gone. You read that right.

Who actually qualifies

I am going to give you the honest version, not the brochure version. To use Time To Own, you generally need to be a first-time buyer, meaning you have not owned a home in the last three years. You need to have lived in Connecticut for the most recent three years. You pair the assistance with a CHFA first mortgage through a CHFA-approved lender, and you complete a homebuyer education course. There are income and purchase-price limits that vary by county and household size.

Even in higher-priced Fairfield County, that assistance meaningfully lowers the cash you bring to the table.
