Fairfield County Housing Market 2026: Prices & Trends

Last updated: October 13, 2026

If you own a home in Fairfield County, or you are trying to buy one, you have probably heard two things this year: prices are still climbing, and there is almost nothing on the market. Both are true. Here is what the Fairfield County housing market actually looks like heading into the fall of 2026, using real numbers from named sources instead of guesswork.

What is the median home price in Fairfield County right now?

As of August 2026, the median sale price in Fairfield County was $747,498, up 3.8 percent from a year earlier, according to Redfin. Zillow, which tracks a typical home value rather than closed sales, puts the county’s average home value at $693,453 as of August 31, 2026, up 6.0 percent over the past year. The two figures measure slightly different things, but they point the same direction. Values are still rising, just at a calmer pace than the double-digit jumps of a few years ago. Roughly 970 homes changed hands across the county that month, so this is a market that is still very much moving.

Is Fairfield County a buyer’s or seller’s market in 2026?

It is a seller’s market, and it is not close. Inventory across the county has been hovering near 1.2 months of supply, tracked through SmartMLS, while a balanced market sits closer to five or six months. That imbalance is the whole story. Well-priced homes still draw multiple offers and frequently sell at or above the asking price. For buyers, that is the hard part; you are competing, and hesitation tends to cost you. For sellers, it means your home carries real leverage, as long as you price it correctly from day one.

How fast are homes selling here?

Quickly. In a market this tight, homes that are priced to the current comparable sales are typically going under contract in a matter of weeks, and the most desirable ones move even faster. That speed is a direct result of the supply shortage. When only about a month’s worth of homes is available at any given time, buyers who are ready and pre-approved set the pace, and the listings that linger are almost always the ones that started with an ambitious price.

Will Fairfield County home prices drop in 2026?

This is the question I hear most, usually from buyers hoping to wait it out. The honest answer, based on where supply and demand sit today, is that a significant price drop is unlikely in the near term. Local market reports built on SmartMLS data expect prices to keep rising through 2026, just more gradually, because there simply are not enough homes to meet buyer demand. National headlines about cooling markets often describe places with very different supply pictures than the four Connecticut counties I serve (Hartford, Litchfield, New Haven, and Fairfield). Fairfield County, with its commuter access to New York City and limited new construction, has held its value. If that is your move, read my guide to moving from NYC to Fairfield County.

What this means if you are buying or selling

If you are selling, this is a strong window, but pricing still matters more than the market does. Overpriced homes sit even when supply is scarce, and the ones that sell fast are priced to today’s comparable sales. If you are buying, line up your financing fully before you start touring, and be ready to act on the right house. Waiting for a correction that the data does not support usually just means paying more later.
