If you own a home in Hartford County, or you are trying to buy one, you have probably heard the market is “hot” and wondered what that means for your actual street. Here is the short version: homes are still moving fast, nearly three quarters are closing over asking price, and prices keep climbing at a steady pace. Below are the numbers, where they came from, and what I would do with them.
Hartford County Home Prices in 2026
Two trusted sources, two slightly different pictures, and both are worth knowing. Redfin reports a median sale price of $423,582 in Hartford County for August 2026, up 6.6% from a year earlier. Zillow puts the typical home value at $388,728, up 5.3% year over year, with a median sale price of $394,000 as of July 31, 2026.
Why the gap? Redfin tracks the median price of homes that actually closed that month. Zillow’s typical home value blends all homes in the county, including ones not for sale. Neither is wrong. They measure different things, so compare each source only against itself over time. The direction is the same in both: up, and by a healthy margin.
Is Hartford County a Seller’s Market?
By the usual measures, yes. Redfin shows 72.4% of Hartford County homes sold above list price in August 2026, with a sale-to-list ratio of 104.7%. Zillow reports 77.9% sold above list as of July 31. The typical home spent a median of 25 days on the market per Redfin, and Zillow shows homes going to pending in about 7 days as of August 31, 2026.
The reason is supply. Zillow counted 1,568 homes for sale in Hartford County at the end of August, with 888 new listings that month. Zillow’s research team also ranked Hartford, Connecticut, number one on its 2026 hottest housing markets list, citing about 63% fewer listings than in 2018 and 2019 and a forecast of nearly 4% home value growth.
What Rising Prices and Tight Inventory Mean for Sellers
Low inventory is your leverage, but it is not a blank check. Redfin shows homes sold are down 4.3% from last year (901 closings in August), and days on market ticked up by 3. Translation: buyers are still competing, yet they are a little more selective. Homes that are priced well, photographed well, and prepped well still get multiple offers. Overpriced ones sit while the good ones go.

What It Means for Hartford County Buyers
You can win in this market, you just have to be ready before you tour. Get your pre-approval in hand, decide your true ceiling in advance, and expect to write a clean offer. With more than 70% of homes closing above list, the list price is often a starting line, not a finish line. Waiting for a dramatic price drop has not been a winning plan, since both Redfin and Zillow show values still rising.

Hartford County Housing Market Forecast
Zillow’s forecast called for nearly 4% home value growth in 2026, and the latest year-over-year readings from Redfin and Zillow are running at or above that pace. Forecasts are educated guesses, not promises. What I watch is inventory. If listings climb meaningfully, competition eases; if they stay thin, expect more of the same.
